Most real estate brokers/agents involved with note sales are clueless and screw it up.

Make sure utilities are available, and that you have tap fees included in your estimate, as well as engineering (site plan), architectural plan, and other bits you might need to consider for your market (landscaping and costs of sale, for example).

Perhaps instead of a triangle they should put a button with the word "expand" in there so it's more obvious to the less tech savy crowd.

I own a high-demand business that I've been planning on selling anyway but that sale will take a minimum of 6 months, so I can't use that for the initial purchase. 

Some places you can find these are yard sales, antique stores, World Market if there’s one close to you.

Land has been for sale 100 years with no for sale sign and you drive by it every day.

One other thing you could consider, if you have great sales skills and decent knowledge of your RE market, would be investing in some off market leads to try to wholesale - I personally don’t love that option, but there are some people out there that have the right skill set for this.
