If I study all the food and gain extensive knowledge about wine, I could increase my earnings to up to $100K in 5 years or so.

Since then we have continued the process and started other businesses (such as a wine and liquor store, coaching to other couples/entrepreneurs and online businesses).  

I have a few staging items...rocking chairs on the porch...wine glasses and pretty colorful dishes in the kitchen...nice towels and soaps in the bath...nothing major...but the buyers did not ask nicely for the staging items but informed me  they get them because they were shown in the listing photos and everything in the photo is included in the sale !

Others may just hunker down and never really have a desire to travel or spend any money on any type of lux item or eating out or fine wine or any of that stuff.. 

The midwest is absolutely a great place to invest, and I know the price points look fantastic compared to California, but with interest rates where they are, it's very difficult to cash flow on a vanilla LTR.Hi Nicolas, yes I plan on visiting wherever I invest. 

Hike, camping (especially this year), ride bike, exercise, sit by the fire in the evenings with a glass (bottle) of wine, cook, go to live concerts, and talk with my significant other about the travel we will do when travel restrictions are lifted.

Having lived in Napa Valley for as long as I did I got pretty familiar with the wine business. and one of my mentors owned a winery and he made the Arnold Palmer label..

@Nicolas Conca I currently only own one SFR in CA, which I picked up off-market in my area, and it's been a great property that has experienced great appreciation in the last two years, along with solid cash on cash returns.
