What margin of profit are you looking to make if a deal is presented to you?

Margins are really thin around here right now.

In a small number of those cases you may loose a bit of money evicting someone that would have otherwise paid most of the rent but it will pencil out to a higher profit margin over the long term.

These build lease back agreements are very favorable to the carriers and the margin is not all that good (unless you luck out and get a 2nd or 3rd carrier). 

All the folks in this thread saying how hard it is to find deals with margin says to me that they haven't learned where to look in their market. 

Not looking to specifically make a huge margin in the beginning (obviously the more the better ;) ), would rather gain experience, do something quick, make a bit of quick cash, and move on.

The margin between purchase price and ARV is too small.

I would not double close if you’re dead broke as that will eat into margins.

However, many investors are happy going the same route you are with the slim margins for errors.Take a look at the 50% rule for Cash Flow (-$68.88). 

I hope it will work out fantastic for you just seems like a ton of work for not that much upside or margin for error.
