Class C tenants, in my experience, are slower to pay, heavier wear and tear on properties, and tend to turn over more frequently.

I used to own a condo in downtown San Diego and I’m not a big fan of condos buildings with high HOAs.

While the HOA might tank your profitability, I do know/am frequently messaged about condotels for STR usage, so it's definitely not that uncommon of a strategy. 

I'm not a fan of putting more than 20 to 25% down because you're typing up a lot of money.
