(This is why most IRA accounts use the initial FBO "for the benefit of") That is why you can't easily get to the money and have to pay taxes upon withdrawing it.So, if you invested in real estate, and created some cash flow, the money MUST go back to the custodian and the IRA.  

We have created an investment plan for them to buy shares of a property, against what we put down for an initial down payment, so it accelerates there returns.

BTW, I have a 2 decade long Facebook profile and hundreds of "friends" something you don't usually see with scammers (new profiles created with very few friends).  

And I guess if your always paying cash and can hold long term that might be true.. but you bring in all these payouts up front and debt behind it and that creates the risk.

If you're looking to make short term use of the equity and have a private lender/investor who's willing to think outside of the box, you might be able to create a custom repo agreement. 

A cleanout does not create $30k in value.Update; that property is pending at $120k so maybe I'm dumb.
