That allows you to focus on higher value deals, which are leaning more on equity, less on cash flow anyway.

I now live out of state, but I still have a 4 acre property near the crossroads (on 111 & near 77) in Lavaca County, TX that I need to do something with.

Then you can just go to the chat, and analyze the deal, it can even pull CMA and rental estimates, count in the repairs and get you cash-on-cash or cap rate or whatever metrics you need.

Some have short learning curves and others have longer learning curves.  

I make around 180k living on the west coast.

Or is that actual so you have the ability to add more to the bottom line? 

Plus managing tenants is a bit more time consuming with this model. 

There are more vacant houses there than fleas on a camel. 

Maybe your wife would be willing to take a lump sum based on the equity in the Air BnB.
