not worth it. no builder builds this way for a reason don't be the guy who tries to reinvent the wheel. we can deliver new homes in 4 months in columbus.

With all due respect to the development big firms out there, my project is very small and I believe I'd be best served by a small firm or even one-man shop, and frankly a bigger firm will likely not have time for a small deal.I simply need a low-cost conceptual plan that I can use for marketing to builders.

But one we rehabbed/flipped for +$80k net, and the other is a fantastic town home site overlooking downtown that I'll either develop myself or flip to a builder for $40k or so net (we've currently got the existing structure rented to be cash flow positive and bide us some time during the redemption period to decide).

My business partner and I own a number of properties throughout the Hudson Valley, some of which we renovate and flip, some of which we're holding long term as rentals.I am looking to develop a relationship with a professional insurance agent that has access and familiarity with a number of surplus lines policies that can cover rental properties, as well as vacant properties and some occasional builder's risk.If you have interest and experience with this, and can handle 20-40 different new purchases a year, please reach out to me.Thanks!

I just think most builders look at the numbers and say screw it and abandon the concept for a more expedient strategy with fewer headaches.The advantage of a shipping container is not it's strength (although they are insanely strong....IF you don't put doors and windows in them), but it's mobility (intermodality...trucks, ships, forklifts, etc.).
