Using data from the BPS, investors can get an idea of the supply and demand dynamics within their market.

Pick one market and go deep into that market to understand the dynamics and to build relationships.

The same company can be good at both, but it’s typically building the right team that has the dynamic of being able to handle different property and tenant types. 

The same dynamics that allow you to expedite your business plan and sell sooner than expected, are at play when looking to place the capital too. 

I believe a mentor is what I truly am missing at this point because I tend to get so caught up in visualizing my end goal that I struggle to identify the requisite means and immediate actions that I should take to get me started on my investing journey.

Its not always about the cash flow sometimes family dynamics plays a factor

Wondering if they've gotten any better with dynamic pricing around all the big events in PS that pop rates up.

I think the consensus there is that the older population is dying off faster than the younger generations are moving in....but that dynamic is still creating a stronger rental market in the area.
