Hey Ray I do think that is a valid point. 

I just wanted to validate its okay to run your business and your life in accord with your goals and the value you put on your time, and it's just fine to outsource. 

If they do have a valid plan, its confirmed and they pay the current payment plus 1/60th (or 1/36th) of the arrears until the BK plan is completed.

It has been recently introduced and is supposed to put a cap on the cost to install utility hook ups for new construction and ban hedge funds and corporate entities from buying single family homes in California):SB 1210"This bill would, for new housing construction, prohibit a connection, capacity, or other point of connection charge from a public utility, as defined, or a special district, as defined, for electrical, gas, sewer, or water service from exceeding 1% of the reported building permit value of that housing unit.

I could move the water and gas line (for the water heater) to the other side of the wall which is the garage.

To monetize it a little, you could go under contract to purchase then wholesale it if you have someone there to show it and stuff @Colby Zeller I was thinking the same thing, thanks for validating my opinion !
