Hi there,I'm a complete newbie to real estate investing and I want to take action and get started on this journey.I came across a trashed duplex in Wichita and I believe I have the upper hand in proposing an offer much lower than the list price. 

So I am relatively new at investing, I currently live in a fixer upper. 

I would be responsible for upper and lower (which I would be occupying) utilities that average 300/month.

A friend of mine from Upper East Side bought a condo there and is getting a 9%+ cap rate. 

I get it, "well if you have it you use it" or "well no body is going to hand you money" but, there's thousands of books out there on how or why you should use others money to gain freedom and profit, which quite a few of them are books produced by bigger pockets.
