I was thinking that these two strategies would be a great way to start building a lump sum of cash so that I can eventually transition into small multifamily properties as buy&holds, and then eventually go towards larger commercial properties. 

I negotiate an equity split after i reinstate the loan eliminating the foreclosure, help them transition with a portion of their profits up front, and pay them either cash upfront to walk or a percentage of the profit after I rehab the property.

These folks are often looking to downsize or transition to assistance.

I love Cozy and I use them for more than rent collection.With that being said, I am transitioning my tenants to Zelle.

You can still find cheap pockets of the city near transit and improving areas, it might be worth taking a bit more risk because the upside is huge.

It's a given that it would cost more than the same trip via a ground car, even if ground transportation doesn't gain its own improvements (which it will - autonomous networked vehicles will make the ground trip safer, faster, and cheaper than present ground transit, and that is *much* closer to a broad implementation than air taxis). 

If I can make it happen it would help the transition. 1.
