Hello Brendan,I use a Yale smart lock on the front door and then install kwikset deadbolts and passage knobs on any other exterior doors on the property.

He came back with 3K in repairs that will be needed...yet when I asked him if they need to be done now (jetting, install a junction box, etc.) he said well no, not now, but at some point maybe. 

I tried to find an answer posted already but didn't see one.Do you install tub/shower doors or just go with rods/curtains?

You could just stick with the lease and someone else may take you on as a tenant but if the town is asking for sprinkler installation that may be disruptive to you so it might be better to move but how quickly are you going to find a new place?  

Tough linoleum in the kitchen but the appliances had yet to be installed.

Could you dig a well and install septic systems?

Get a recommendation for someone that does this sort of thing...there are many.The most success that my buyers have had was to get a local designer that does the design + install and set up. 

I've had such bad experiences in the past with dogs in a different fully furnished short term rental where we originally allowed dogs-- swimming in a decorative pond and disconnecting the filter, killing the koi, chewing up a couch and other soft furnishings, scratching a newly installed hardwood door and ruining the finish, digging giant holes in the yard and landscaping.... thousands of dollars of damage, really, in a very short time, which is why I have a strict no pets policy, and am particularly nervous about dogs on the property.
