I'm wondering if others use a paid subscription to a local rent guide, like rentometer to get to know their market?

I did the free 'subscription' to Airdna.

Its not 'pro' but I don't really want to blow subscription fees or a big upfront cost for complex software that I then have to learn for maybe 5 flips a year. 

@Thomas WeissTaking a quick look appears Tenant Cloud has a nicer UI, can start with the free version and move to the $9/mo vs RentRedi (pay as you go $19.95, but if you go with a year subscription $9/mo) (UX/Interface looks a bit more dated).

Alternatively you could buy them on subscription and have them drop-ship to their unit every 4 months, but you have no guarantee that they'll put them in at that point.

I am in California as well.I just posted on a forum about mentorship and it got taken down.I was then advised to get the Pro subscription, which I thought was funny.Anyhow, I have been looking for a mentor for awhile and most want from $10k-$25k to do anything with you.This is crazy to me, but I guess the reality we currently live in.Well nice to meet you anyhow and hope the best in your journey.

I found the house as a part of a forclosure subscription to which I recieve notices.

Brutal Honesty here- Chandler Reports is already decades ahead of you on that and they charge pennies for any custom data pulls you can think of and monthly data subscriptions.

I do have an active subscription with Skillshare..

Another resource is Rentometer but I believe you have to have a subscription to use that as well.
