I buy bulk envelopes for cheap on Amazon prime, print letters at my day job (free paper and ink) so my only real costs are the list itself and stamps that I'm buying by the roll a few times a week at the post office.

I have in my possession a warranty deed signed sealed stamped ready to be filed before I file the deed signing the property into my name there is an existing mortgage on the property in the sellers name I want to know if I file the warranty deed will I then become responsible for that existing mortgage which is not in my name but the property is.

I drive for dollars ( looking for vacants or for sale by owners) also when I'm  looking up an address on the tax appraisal I check every address that pops up and usually look for out of towners who have  had a property for 8 years or longer ( its a way to get free leads for me).I'm in jacksonville yellow paper 50 sheets $1 at dollar tree, envelopes small size 80 $1 at dollar treepost stamps 20 for around $10 or 100 for around $47 ( just say $50 to be safe)gas $10 don't be afraid of war zones ( lots of vacants and some buyers do buy for rentals in those areas).

BTW, FL has a sate transfer fee (i think that's the docs stamps above) that makes the closing cost a bit more expensive in FL vs. other states.Dani
