I wonder why so many people are hung up with HARD MONEY - WHAT'S wrong with soft money, owner financing, delayed settlement, hybrid offers, control & roll, assignments -  public auctions, not sure what's wrong with the new investors generation?

Not sure how much the end buyer is going to make on this deal because I don't know the soft costs, etc but If you HAVE to assign it or run into this problem again try to only make 35% of what the buyer makes, MAX. that means if the end buyers is projected to make 50k you'd make around 17.5k.

@Wilson Churchill,You could try using the fitting that's a slightly too small, use your tube cutter to crimp it down, then soft-solder it to seal the joint.

As for the beach itself, it has that nice soft white sand, which I thought was the norm, but becomes more and more rare the more beaches I go to.

with 3.1 to fully develop it puts us at 8.5 plus 500k in soft costs so round that to 9 million so today we found our selves with 3,600,000 of profit on the dirt.
