The "14" multiplier probably holds true with other hot real estate markets like San Francisco or silicon valley.

Hi @Valerie KingIf property inspections are posted online as they are most often done in Silicon Valley, a good place to get names of potential inspectors would be to look at who is doing the property inspections shown by the disclosures. 

In Silicon Valley, with very high local home prices, many people invest in real estate several hundred miles away or out of state.Understand the property and area you are investing in, and there are few reasons not to.

With that low of an ltv, whether borrower pays or not, it’s a high yield investment that is very secure (I would argue more secure and higher yielding than a CD at Silicon Valley Bank).

Exactly.. for this reason you wont see appreciation like silicon valley  Tax's will keep a ceiling..

@Steve Vaughan  these types of frenzies I think kind of started in Silicon valley in the mid 80s  we were still in the family home in Cupertino.. and we would get door knockers.. usually nice Asian couple and walk up knock on door..
