Just need a good GC contract that you can enforce if they dont perform.. pretty simple at that point and frankly much safer for you not to give the GC any formal ownership at all..

Not sure how close you are in terms of proximity to the university but my Dad bought property near a university for over 30 years and eventually a developer came in and bought everyone out and added luxury student housing and shopping with a huge payday for all the owners who had bought many years before.

It’s also a lot safer to use a cc to protect against identity theft.

I would suggest a safer location and that would give you less headache.

Its likely worth shopping depending on who your first lender was. 

I travel with a van loaded with tools , and always need a tool thats at the shop , so I either go get it or run out and buy a new one . 

If, for example, auto shop is not permitted, then you cannot lease to that tenant (unless you get a variance, discussed below).
