I received an insurance payout for a damaged roof on a rental property and the contractor doing the work is offering a discount for cash payment.

The property has a new roof (2023), new HVAC for the larger unit (2023) and new HWH for one unit (2022), plus is in a really good location on 15th st. in Covington, very near downtown. 

I had a PA tell me 20% on new money.Note- I have 5-6 properties for roofing claims I can hire him for.

What if there are multiple units per level of the property, would only the top level units be responsible for a roof replacement?  

STR is also a BUSINESS, the investment aspect is incidental.  

This may include examples such as maintaining the landscape, a minor plumbing repair, doing shingle repair on a leaky roof or painting a few rooms between tenants.

I have a tenant whose condo suffered a major roof leak, which caused internal dry wall and related damage.

Do they look good but need new roofs, have soft subfloors and ancient water heaters?  

We invest in the Indianapolis Indiana market and focus on properties around the $150,000 to $190,000 range that are older homes in good areas that have updated roof, HVAC, plumbing, windows and those type of higher cost items to make sure it has good bones.   

To summarize, I am fully equipped, licensed, and knowledgeable to handle all aspects of the actual repair, however my ignorance lies within the funding (hard money) and the business aspects of home flipping.
