Mainly I’m trying to avoid “aged poorly design” glassblock walls, small bedrooms, older windows (wood/aluminum, single pane), aluminum patio covers, and to a lesser extent landscaping.

If you do, figure how many of these things you’d really fix, what that would cost, and how much of that you’re willing to cover.

Possibly as an incentive you cover anything over a certain amount to give peace of mind to the renters.

I simply take a picture, text it to the tenant and they add the payment to their next month’s rent payment.

I also make it clear we will record inspections with pictures or video.I don't address hoarding specifically.

I feel there is potential for it to be a good MTR if I advertise and take pictures properly.
