To me #1 would be a "no go", I know it’s tempting to get 6 months in advance but the risk to me would outweigh the reward in this particular situation.

They were less than willing to work with me, but I think they got sick of me constantly calling them...because of their attitude, I did charge them the $50 late fee as prescribed for in the lease, which will come out of their security deposit...All in all, a pain in the ***, but the monthly profit far outweighs the negatives...What do you guys think?

There are some decent turnkey companies, but for the most part the premium you will pay outweighs the benefit of doing a little more legwork yourself.

I think the best benefit of a license is the flexibility of looking at properties and drilling into sold and active properties for comps, which to me out weighs the cost associated of holding a license.
