I am primarily interested in single family and multi-family homes in Colorado and am open to other places as well.

Use the net cash flow from those buildings to them buy your "house" and just let the system churn.

I'm an IT guy myself and clearly not against automated systems, but that can misguide you if you don't know much yourself.

Small multi are great investments but typically you will not have a home run out of the gate.  

Mailing campaigns targeting landlords who’ve owned thier properties for 20+ years (especially small multi-family) have brought in some strong leads.
