I did have a second thought after posting…you MIGHT get a mass migration of people who only stayed in places they hated (New York, Chicago, Portland, name your place.) because they were living rent free.

I also have a background in data science, so I've been pulling together a data set with all sorts of data about population growth, migration patterns, income growth, job growth, number of building permits, local GDP growth, educational attainment trends, home price growth, and rental price growth.

I suggest giving them a try before migrating to others. 

Many of my investors have migrated to the DFW area and have found rents to be similar. 

Northern NJ is close to NYC so some people migrate out of the city for a variety of reasons, especially during the past 18 months, and are fine paying 25k in taxes to get a house that serves their needs (and 3-4x the square footage for the price) moving forward.

I wouldn't be surprised, just like we're seeing a mass migration out of major cities and into more rural areas.

Anybody else having issues with apartments.com and wishes Cozy.co never migrated over??

Like net population migration, unemployment, diversity of jobs, housing and multifamily starts, etc….

We had an issue with a property that was migrated from Cozy where we had to call their support team to allow payments to work correctly.
