I did have a second thought after posting…you MIGHT get a mass migration of people who only stayed in places they hated (New York, Chicago, Portland, name your place.) because they were living rent free.

Northern NJ is close to NYC so some people migrate out of the city for a variety of reasons, especially during the past 18 months, and are fine paying 25k in taxes to get a house that serves their needs (and 3-4x the square footage for the price) moving forward.
