I will need to issue new leases so am looking for a lawyer knowledgeable in local landlord/tenant law (Florida, specifically St Augustine in St Johns County) that can help me craft the best possible lease.

BP friends,Just want to get your take on things: I am fairly meticulous when it comes to record keeping (or at least record keeping catch up around tax time) and still find myself looking at a better deduction using standard rather than itemized. 

This doesn't necessarily apply to wholesalers who work towards mastering their craft on all sides, but those are few and far between.The buyer-base for $100,000 homes is fundamentally different than for $1,000,000 homes within the same market. 

My point is it’s interesting how weezy got on top by only focusing on his craft and nothing else.

I actually recommend crafting at least 2-3 offers in one.  

Right now I am teetering between starting an LLC or purchasing something like Proper insurance crafted for STR properties.

When something is crafted like you're considering it is generally called a "land sale" or "land contract" etc.

So unless you’re targeting me, go for more bedrooms. 3mis an obvious minimum as you have space for parents with one kid and a craft/office/workspace.

Asking the right questions to uncover their vision and help them craft the game plan, seeing yourself as a part of their team and helping them with their REI journey, having passion for that!

I would like to attend as many meetups as my schedule will allow to craft my networking skills and immerse myself around like-minded people.
