Hello Everybody, I own several 4plexs and each of them has rooftop packaged heat pump AC units.

If it has centralized heat already, why not set the heat at a constant temperature, say 65 in the winter, and install baseboard heaters in each unit so the tenants can up the heat to their liking, on their own dime.

Might tell you if the home isn't being heated enough.

The triangle is very heated right now (I live here despite what my profile says).

They’re heated on a hot surface, usually a nail, and then inhaled through a dab rig. "   not legal...These are condo'd units, where we own several but there are other owners/tenants. 

As it stands, the house is a 1960's 3/2 - 1525 Sq' completely gutted, has no AC, no central heat, not flooring and original windows... just exterior walls, roof, and bare studs.

The house was renovated a bit in 2012 (nothing too fancy), including a new roof, has window unit a/c, gas heat, and includes lake rights to a chain of lakes (although its not right on the water). 

I use The Mackey Team A/C & Heating and have found them to be down to earth and reasonably priced.

Older buildings what will kill you is underestimaing essential capital expenditures like roof, heating systems etc.

If they lose their job or get reduced hours and have little or no savings, they will buy food, keep the heat on and car going before they pay your rent.
