You may not feel comfortable talking to contractors on the phone or messaging and paying cleaners online.

I can tell you that the rental management company charges 50% (high but standard for the area...includes paying for most supplies, paying house cleaners etc) for our WA property and the one in AZ charges 15%.

. $125 for cleaning will not cover much, try to hire a cleaner in CA for less than that for a deep clean during a unit turnover and see how good of a job they do.

Cleaning fees are a pass through and so are the sales and room taxes so unless you intend to "eat" the cost of them (which you shouldn't have to), the fees will be paid for by the guest and you just pass them through to the cleaner and government (in the case of taxes).

I kept the old carpet as clean as possible with my commercial carpet cleaner, and it does not smell in the room.

Overall it is a cleaner product with fewer errors and saves tremendous time versus cinder block.Good luck!

We would be struggling to get it all set up without the seller helping hand over his system for how he managed the property, cleaner contact info, etc.

Our lease does state they are to keep them clean, mop up spills, and use the cleaner we provide under the sink specifically for carpet or they can be charged.  

Being from Texas I don't know anything about the costs associated with these and I don't want to get run through the cleaners on my first deal in the area.
