Others may create a plan with criteria so strict that no deal will be good enough, or become so blinded to adherence to "the plan" that money making opportunities go unrecognized or fall through their fingers.  

So fingers crossed.

Now, the notion of sitting on the sidelines bitting one's fingers in expectation of this "proverbial crash" is detrimental to wealth creation.

I agree with @Larry Fried and @James Wise.They have a very comfortable presentation tool, with all the deal analytics there at your finger tips, title reports, inspections, etc. 

I replaced all the tiles as they were filthy and stunk and I can see where they touched that one tile when they break in because of their fingers being dirty. 

If not, they will have to file a claim with their own insurer and there's an increased likelihood that the PM insurer and the Landlord insurer will start pointing fingers at each other.It's increasingly common and I've only dealt with one insurance company that refused to do it.

If it would have split because of weight, jumping the lumber would have long "fingers" on each side of the break instead of being torn like a sheet of loose leaf

Just to give you all an update: she emailed me again yesterday saying that her family that was sick passed away. in her defense, she was not really pushy just sort of resigned to the fact that she will lose all her money. i did the high road and decided to follow john crosby's advice. i offered her alternate nights in which she was very thankful for so she decided to cancel. we opened the dates today and posted it in fb to all our family and friends on the vacancy and hopefully somebody will be interested. i am crossing my fingers!
