Having two open loans for the property is not ideal as that's double closing costs but maybe that is a fairly normal strategy?

Its a gamble to go the permit route or not in Philly and absolutely matters the neighborhood/your neighbors as they are usually the folks that will call L&I on you OR if your property is near other construction sites where inspectors would be traveling to/from.

Don't gamble. 

Thats not a wise gamble in most cases if there is a market change for any unknown range of factors.

You will get your fair share of folks that have nice houses, that want to list the house and get retail.

A fairly reliable wholesaler who buys across the country, and spends $100,000 a month on advertising, also trains people to be wholesalers.

And, if you are buying a property that is already in good condition, or is fairly easily to rehab, you’re probably right.  

I got business  but you waded through the dreamers and those that spent their last dime on the course and no longer had money to transact or worse put the course on their CC.. now to be fair I have also funded a few that did quite well with what they learned.
