Having to cancel on my contractor twice because it went under contract 48hrs beforehand, especially as a new investor, made me uncomfortable and a bit embarrassed, as I don't want the contractor to think I'm not serious or I'm a time waster or I'm backing out.I'm not sure what type of contingency would be appropriate for a cash purchase in this case.

Good catch, my taxes and insurance are escrowed in.Triplex - DP 7,850 - Closing Costs 2,850 (seller covered 4k) - Cap Ex 12,000 - Total Investment $22,700 Duplex - DP 27,250 - Closing Costs 2,457 - Cap Ex 10,000 - Total Investment $39,707Honestly I find it pretty embarrassing how much money I put down on the Duplex and I have every intention of leveraging the heck out of this property.
