Homes NEED to be done really well, like professional level decorating, amenities that guests want (think hot tubs, fire pits, outdoor kitchens, access to grills etc).

In my opinion, that is going to make a huge difference, since the most important objective is to get prospective buyers to physically go see the house and one way to do that is to get them excited about seeing them living in a space, furnished and decorated, etc.

We gave notice to vacate, spent $10,000 on renovations (painting, new floors, new hardware, re-glazing bathtubs and surrounds, new vanities and mirrors, new lighting) and about $5,000 on furnishing (beds, bedding, couches, TV’s, tables, kitchen supplies, and décor).

I am thinking the best course of action may be to raise the rent by 7% on Dec or Jan 1, then aggressively raise it each anniversary to catch up to market rates as recommended by @Eric Mcginn.Lesson learned the hard way!

A nice sunroom feel- use a pull-out couch for an additional bed, but lots of pillows for decor or a comfy reading nook, a board game spot for people to sit and enjoy the sun (though all those windows) and play games, and maybe a Foose-ball table or air hockey, - make it usable for lots of different people that may stay there.
