Problem is I am buying a property and can't buy it inside of an LLC and would prefer to use a line of credit over using my own cash, but I know that this could be a problem, and potentially make it possible to "pierce the corporate veil" in the unlikely event that I might get sued.

When I search there are some commercial NNN properties which are around or over $1MM with corporate guaranteed leases for atleast 10 years and goes up to 20 years (like Fast food Restaurant chains, Banks, medical offices etc).

I stand by my statement, and based on the few details provided here, it's more than just likely this space would not be a fit for a national restaurant tenant (either as franchisee or corporate signed deal). $1 psf/mo NNN ($12 psf/yr) NNN speaks volumes about the location from a national restaurant chain perspective.

Between the annual reports and filing fees, and also the overhead necessary to maintain separation of assets so the corporate veil isn't pierced, the cost-benefit just might not be there.Might make the most financial sense (and most streamlined) to run her as a sole proprietor (Sch C) and carry appropriate and adequate insurance, which you should be doing anyway with an LLC.
