I like the fact that the software combines everything into one place.

Any transaction where the rehab exceeds the purchase price is a red flag for the lender, when you add rural, extraordinarily small size, and combine it with a very small loan amount you create a tough situation.

I know no one that can help me figure out if combining the two lots will help reduce my property taxes.  

We are the ones coming in and returning dilapidated & distressed houses, some that have been vacant and sources of problems with drugs and squatters for many years, back into functioning homes to communities that desperately needs affordable housing... where we are actually resented by the cities, placing one barrier after the next in front of you... 

cap ex/maintenance is not a function of rent and I dislike that BP represents it as such.  

Our apartments are a bit funky layout-wise which doesn't help to fill them quickly when they turn.In general if you have a functional apartment in Bloomfield with parking, you should have no problem renting it. 

Currently with a high income for Ohio of combined 450k.

Some companies may offer to combine them on one policy. 

There's nothing wrong with fixing something that is broken, but you shouldn't be making improvements to things that are clean, safe, and functional and that were fully observed by the tenant during the showing process.

Best advice is to reach out a septic designer and see how many drain fields you would need, or how many homes you can combine into 1 field based on code & practicality.
