I built out our own in house systems and processes, we've automated a ton of the work, have an electrician and handyman who specialize in plumbing for each market with a primary and 1-2 backup cleaners.

It's a split level that I bought in original condition, including a 1984 ancient-looking air conditioner and all the things that come with a house of this nature.The plan was to do a full cosmetic + replace HVAC and Roof + prune back 60ft tall pine trees AND turn it into a house hack bnb.What I've learned so far....- Trust but VERIFY everything on the buy side.

The total plumbing approaches $10k, plus lodging and cleaners to disinfect where the sewage went into a unit.  

Consider replacing central air at the same time if you have it.

If it requires anything barely beyond a broom sweep and light dust we have cleaners come back in and finish the job at the tenant's cost.

Hiring a cleaner for the common areas is a great option (and it might not be that expensive when the cost is split between the housemates).

When I went into the Air Force and was stationed in Idaho I started a painting company and had 8 painters working for me while I was a plumber in the Air Force.

Because our area is super expensive to cash flow from buy and hold I see many investors doing flips and mid term rentals as well like air bnb or leases under 1 year.

We've just found it to be cleaner.
