During a move, I get it, but she went on to say she is pretty certain at least two adults are living in the unit that are not on the lease (a clear violation of our lease).

Unwatched Toddlers, kids or very tall dogs with  French door water /ice maker on the outside (or sloppy adults period) are the only reason you need to never  go with that style.

She doesn't want to move out as she likes the neighborhood and kids are enrolled in school etc...I took an appt with inspection company to inspect mold and she doesn't want me to enter the unit without adult present as she has a minor child in the house. so I had to cancel the appointment.Today I went ahead and posted a 3 day notice and I get a call from a lawyer saying we can resolve this, my client will pay the rent as soon as you finish the repairs etc..
