@Andrew Faukner Carolina is right, leave it at the property rather than bringing it home...some place out of the way so tenants don't wind up throwing it out or using it as floor mats.

I don't know how expensive your market area is but 5% down payment should be low enough for a down payment, even if you are cash strapped.
