So getting paid 103k (after commission paid) but before taxes for just owning the property for one year is pretty good to me ( no renovations made, just added 10k in furniture).

I had to clean again after the professional cleaning just to get all the pet hair out of the furnishings and from under furniture.

It's normal to have a small scratch in the wall from moving furniture in/out, but a fist-sized hole or a dozen gouges would not be normal.It definitely takes a little time to develop a sense.

One time expenses would include things like furniture, pots & pans, silverware, coffeemaker, blinds, bedding, TV, internet modem, electronic door locks, vaccuum, other cleaning tools, accents & pictures. 

@Kristina Heimstaedt I could see your point about HELOC to get cash fast, I just saw a client pull a heloc out to buy bitcoin, and another to buy furniture (crazy).

Typical costs can vary widely depending on where you get your furniture, labor cost, etc.

I am building a vacation rental from scratch in what is going to be a 2-year project in the Miami,  FL area.I have bank lending secured for the construction, but I expect to end up spending ~$500k above the loan amount when all things are considered (including soft costs, landscaping, furniture).I was wondering whether anyone has experience with getting SBA funding for vacation rentals as a business? 

So that all furniture and decor will match for the tenants…keeps it open to the maximum number of potential occupants
