Another factor is the take home pay you currently get from your day job.

The key factor is leverage.

The rest were factory workers, cashiers, etc...

Another factor is that the area has experienced a population decrease for the first time in 23 or so years.

In regards to the insurance factor I know some companies have umbrella insurance that will cover you thru Lease option since there is a possbility of getting sued...Def something to consider.

Maybe the ones having these babies would develop some discipline and make some decisions before just becoming a baby factory.

So, if a property value were headed to the basement, say due to external factors, like a factory being built down the street, or deflation, or for any reason and you had tenants in the buildi ng, but a few left and you were afraid the property might not cash flow, you would give it back to the seller (lender)?
