The "offer" by the seller doesn't become a contract until it is accepted, so the owner could withdraw at any time, prior of delivery of an acceptance.But I think a seller wouldn't be comfortable with an open ended offer laying out there for weeks anyway, but maybe I guess.

My wife thinks the appliance delivery guys did it since the removal was as clean as the install, no damage to the cabinets or granite counters, or any vandalism.Our first flip has been a major learning curve.

If DU approves a loan at 47% then the loans is eligible for delivery to fannie or wells fargo or penny mac or whoever is going to buy the loan on the secondary market.
