Hello Guys,Do you suggest an investor with $ 900k in cash to buy multiple properties and rent them out in this market (Central Florida) or you would suggest keeping the cash and postpone buying them until the housing market crashes in a year or two?

With the rental demand in my area (West Central Pinellas), I'm looking at 2 weeks to a month to get a qualified tenant. 

Looking back, may have just kept the wall units but central air seems to be a big draw for the renters.Future: Am looking into getting a HELOC/HEL on property to fund the next multifamily investment.

Looking in central Texas, but would consider other areas.

And central air has different considerations than window units with central air being more desirable as long as it is paid for by the tenants.
