I have found a few small lots that are legal to transform into a tiny house hotels, "try before you buy" locations.

If reselling, depends on your market, but vinyl siding can severely transform how a property looks. 

Since concrete is porous and water vapor can penetrate, vapor barriers may be desired under the floor.My house had an old garage transformed into part of the house and the skids were on tar.

It's exciting to think of transforming something and then making money on it to boot.
