I think we have to determine this before we can attempt to understand the new concept of "Institutional Crowdfunding".It sounds like Institutional Crowdfunding of Loans is just a new name for the same old players but may now include Hedge Fund Operators that have made themselves "accredited" and without "accreditation" you can not participate in buying into your slice of the Institutional Lending Pie?

A bank or other lender may make a loan the day after you close the purchase in many cases if it is not forbidden by the loan policy.What you might ask your bank about is making a portfolio loan taking a mortgage on the property and a collateral lien on a CD which would be your money with the CD being released after the permenate loan is put in place later on.

No wonder we are in a RE meltdown.Too many people are trying(& buying) that have NO money.Bad things happen guys.You need cash to smooth out the unexpected.2.I'm guessing 99% of the people here own NO RE.I have read only a few posters who i'm sure have real world experience3.Too many people jumping into RE blind.4.People who buy books,cd's,dvds & attend seminars are idiots.A few final thoughts...Bad things happen.You WILL buy a property with a HUGE unexpected problem.Plan for it.You will have a renter smear feces on the wall the day before eviction.You are the ENEMY in almost every tenants eyes.
