What I learned from other people going before me is to "Be silent,let the judge grill the tenant in 1 to 2 minutes,then ask me the landlord 2 to 3 questions and the let the judge make a choice."

Since that time, I have had 4 evictions, a tree fall through the roof, a tenant who melted the vinyl siding (gas grill too close), and tenants who have dealth drugs.

I have been with Colony American Homes for right under a year and my area is from fountain, CO to Denver, CO with around 250 homes I handle and 1300 split with a few, I have worked many various jobs from dealership to bbq shop, and working on homes between, since working at CAH my urge to start in the real estate business has grown largely, not fully sure where I would like to end in the business, but have considered multi-family to start.
