Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool), automated maintenance tracking is key (and having everything in one spot makes a world of difference when it comes time to have a contractor come in and make a repair).

#@ OK OK breathe breathe...calm down Monkeybutt...so yeah...Do you really think that caveman approach to filtering a list  based on those primitive criteria will ever outperform facebooks automated selection of that perfect audience?

All my tenants were on it and the entire process was automated and seamless....from advertisement, applications, background checks, leasing, and rent collection. 

I've designed my own software (I'm a full stack software developer) that automates / manages all my properties, I am my own property management with turn-key properties and on-demand contractors for everything, so rarely do I have any issues managing. 

If you have an agent you want to work with already I would have them set you up on an MLS “drip” (automated system that sends any new MLS listings that meet your criteria to your inbox) right away.

Thanks Elizabeth,Sounds like you have figured out very well what you would like to do and I appreciate the suggestion to be specific about my interests.My internship allows me several months in the area, but I am ultimately looking for opportunities that would allow for an almost completely automated business in the long run, but it seems that there are many means to that end.I am currently fascinated by empty lot flipping, adding value to multifamily houses based on artificial appreciation as a means of making chunks of change to reinvest.

And I have to go elsewhere to verify if they are true comps anyways, easier to just use Redfin from the start.We took a VERY different approach to comps by using an automated valuation model to pull the initial comps rather than the typical +/- 200sf approach in all other comp systems.

As were growing much faster now I need more automation, so were evaluating several other management packages... all of which have electronic rent collection capabilities (and screening, etc.)
