Never bought from a wholesaler basically for that very reason.Plus I see some of their posts in local groups, they squeal about other wholesalers stealing deals from eachother, all upset, when in fact the seller is actually getting a much better deal because the only way to steal a deal is pay the homeowner more money!

If you get a mailer from someone and you don't act on it (i.e. not interested), and you send an other mailer, and then 5 competitors ALSO send that same person a mailer, now that person is getting 15 mailers every week... do you really think the recipient of that mailer will say... ohh dude, you only sent me one mailer, and everyone else also sent me just one mailer every 2 months, I am not going to be frustrated upset and pissed off...Secondly... if they were not interested at first, and you keep sending mailers, it is more likely that they will get pissed off.

Therefore, I am assuming these same groups are not getting deals because they are not pulling ARVs out of thin air (on the high end) and under budgeting rehab, like I saw a lot of in the past.Additionally, I think many owners, even distressed, are not selling because foreclosure moratoriums are still in play and the market is so strong that people that would normally go to wholesalers realize they can get more, at the same cash, quick close terms wholesalers are offering.Regardless, I cannot say I am upset about seeing less terrible deals in my inbox.
