Typically when you see "cash only" the agent doesn't believe the property can pass a home inspection which isn't relevant for construction loans in most instances and there are plenty of banks, hard money lenders etc. who offer construction financing on distressed buildings.

Most states allow you to hire your own adjustor to come up with your own damage amount and then argue with the insurance company about.The insurance company will want to see the signed lease, proof of funds the tenant paid and confirmation the utilities were on and preferably in the tenant's name.

ALSO, I have not had to do an eviction following a partial payment agreement (so I don't know exactly how that would pan out in our courts), all of my tenants have so far completed their payment agreements as signed.Multifamily Northwest has forms for these types of things available via the Rental Forms Center at https://rentalformscenter.com/ Their forms are typically well reviewed by local attorneys; as you'll note, on the Partial Rent Payment Receipt there is verbiage specifically about if the landlord has/has not served a termination notice and reserving the landlords right to eviction if the agreement is not completed.

Hi Evan,I would recommend annual rent increases that align with cost of living - assuming you are currently at or near market.Residents typically expect a small increase and it's better to do it each year, rather than getting behind and having to do a large increase all at once.

If you use different sources it will be difficult to calibrate the different scores, but think of it as a percentage of the max available score.This particular score seems to be based on an applicant's credit history, including payment history, credit utilization, and credit availability.
