I do have this property under contract currently and I am trying to get financing in the manner that I stated above but if there is a better idea I am all ears! 

I EXPECT that my tenants in C/C- properties will occasionally have issues that prevent them from paying full rent in a timely manner and I have polices and procedures in place that allow me to work with these tenants AND limit my losses.

Each property should be 100% self-sustaining.

Real estate markets that have home prices doubling in less than 5 years are not sustainable. 

I have tried in the past to do this with a solid written agreement spelling out exactly what the terms of the agreement were, what was to be done, and that the work needed to be completed in a professional, workmanlike manner.

Realistically you will be looking at 150 doors to sustain a reasonably guaranteed income of that level. 

Likely 1-2 years as  long as you are frugal and continue to sustain a solid savings rate. 

I agree that these people should not be put out, but also you have to deal with this in a businesslike manner.

You see I didn't get mad, I just dealt with it in a different manner. 

And how do I ensure that he will take his time and do things properly in a "workman like" manner?
