Given that the Seller is being difficult (not only on this item) I'm a bit suspicious there might be something going on that I don't know about.

Sounds suspiciously like a 'make work' diagnosis. 

It hasn't been said yet... but seriously... a $13,000 house that rents for $1,100 a month and you weren't a bit suspicious? 

The price was already 20% lower (100k) than comparables so I was immediately suspicious of the condition.

We've known them for years, so are not to suspicious of this happening.

I am always suspicious of listings that have this kind of description.
