Depending on the area you may need a pool or hot tub since in some locations pretty much every STR has one option.

What I will say is by not offering one you are esstentially hurting your property and the number of offers you will get because you are diminishing your buyer pool to just those that are willing and able to pay their buyer's agent.

For distressed properties I intend to keep as rentals, the buyer pool is greatly reduced and being able to close cash and waive inspections provides a lot of negotiating power. 

I am a real estate newbie and have one other rental property but slowly dipping my toes into the pool.

Perhaps the Trustee themselves who are aware of the protection offered by bridge or rental lending could form the investment pool?

It'd be great to not only share knowledge and experience with others here, but potentially find a business partner and pool resources.

It's a beautiful property with a pool, picnic benches, and grill stations,  on 1/2 acre in a great part of town.The appraisal shows that with the value I've added, there is significant equity growth.The issue is that I am having a difficult time finding a lender who will help me REFI out of my hard money loan.
