The carpet was red with various stains, both bathrooms and the kitchen needed to be redone.

Certain cheap/common colors are less porous (black pearl) which means it won’t stain and won’t need constant sealing like some other porous colors might.

I have spent around 16k in cleaning, painting, contractors, large trash & donation pick ups, utility and fixture upgrades, and re-did the floors to their original stains (one room exception).

About 3 dollars/sq ft and staining another 3/sq ft.So about 6 dollars/sqft so lets take 6K sqft.. that will be 12K.

They moved out last week, but I found out that the counter tops have been stained due to the tenants not cleaning their unit.

I think I saw some stains on the ceilings — I would get someone to check to see if your roof needs attention; if not, a little paint would go a long way there.

The color brown is ideal for covering dog $@&t stains !

They clean up very well, don't hold stains and don't wrinkle much.

Here are the downsides: Stained carpeting, smelly floors and sub-floors, chewed trim and cabinets, scratched floors and door casings, complaining neighbors, tons of dog poop in the yard, dogs yapping at all hours waking or disturbing other tenants, might violate local zoning ordinances or laws.Here are the upsides: Wait there are none.Hard pass.

Doors broken, door knobs missing, stains all over the carpets, broken kitchen faucet and lots of other broken items (the house was in beautiful condition when we gave it to renter's warehouse).
