Keep in mind that all this time we were living with my parents paying them rent but saving/starving to score our next deal.

@Alejandro Martinez I'm a fellow Canadian from just down the QEW from you (Hamilton) and moved to Orlando just over 5 years ago to invest in real estate full-time. 

This happens all the time, usually with heirs, but it can be squatters as well.

Depending on state law the buyer will have a certain amount of time to remedy this violation of covenants.
