@David Cook   I have seen the 1000 dollar paint jobs in the south... they paint the windows shut no prep work and get paint everywhere  :)  we pay for new construction 2.65 a foot and that includes paint. so  1k sq ft hjouse is 2650... and so. on. but its 3 colors prep and woodwork.There is no question in the high rental areas like were you live you can get stuff done way cheaper than in many other parts of the country.

More specifically, cities like Memphis (Shelby county), Atlanta, Chicago  (inside and outside Cook county).Any input will be greatly appreciated.
